Charming 12th century estate immersed in the woods of the Montagnola Senese
“Sweet hills, woods, cities of art where you can breathe history, villages where time seems to stand still…”
There are places where time has stopped. Where it is possible to live in contact with silence and cultivate the presence of what really matters, such as history, nature, art. Here life takes on another rhythm, the environments reveal themselves and become incessant discovery. This exclusive 12th-century estate is immersed in the protected forest of the ‘Montagnola Senese’ near Siena, a place where over 3,000 years of human history intersect.
The owner has done a precious job to keep the historical value of an ancient place intact, with love for details and history the buildings have been completely renovated and restored from 2000 to 2009 (including the restoration of the roof) using local stones for the exterior and walls and respecting the original 12th and 13th century finishes.
Just 15 km from the splendid medieval Siena, the property is located in an ideal position, among fascinating historic cities, medieval villages and the beauty of the Tuscan landscape.
The 1,100 m2 estate is made up of four buildings featuring six ‘apartments’, each with independent access. The independent units are all self-sufficient with small kitchens and independent heating. The rooms in the main building flow together like a private home. The large living room is 90 m2 large and offers a lovely view from the second floor. Adjacent to the large professional kitchen, there is an indoor dining room and a charming covered outdoor dining area. The house also has an authentic cellar where to store the most loved wines.
The style is refined, authentic and light like the breath of the house curtains that dance lightly in the summer breeze.
The ceilings with exposed wooden beams and the terracotta floors present in all the rooms, constitute the typical Tuscan finishes. The bathrooms are stone and tiled. Inside the properties there are three fireplaces that will give moments of warmth and intimacy.
There is no shortage of corners where you can spend your days outdoors with friends: a terracotta terrace (150 m2) with grill and the original 12th century outdoor wood-burning oven with adjacent marble surface used up to now mainly for cooking baking bread and for pizza. On the property we also find two ancient wells.
The large and generous environment, largely the untouched natural beauty of the precious and protected ‘Montagnola Senese’, make this property an exceptionally peaceful and serene place.
Native plants, including herbs, roses and fruit, nut and olive trees grow both wild and in cultivated beds, alongside a fertile organic kitchen garden.
Stone paths wind above the property. Two massive stone stairways lead up to the large parking area and stone walls line the road boundary. Furthermore, on the property we find 3 tool sheds.
There is the possibility of purchasing the furnished property, to be defined at the time of purchase.
The estate is completed by 44 hectares of land, of which 42 hectares of magnificent woodland.
The heating source is a modern pellet system and propene is used for cooking. The water is connected to the municipal aqueduct and there are cisterns that collect the water for irrigation. Connection to the electricity grid.
This exceptional place can accommodate individuals and groups. Thanks to its characteristics that undoubtedly make it a destination capable of standing out, it is possible to organize precious moments of personal growth, courses, campus, meditation, yoga, music, generating high profitability, or simply continue the rental as a luxury property for the holidays of international customers.
It is possible to build an inground swimming pool and create an agri-campsite with wooden houses or glamping tents (subject to the Multi-year Agricultural and Environmental Improvement Company Program).
It is in fact a farm that can be widely developed.
At the same time the estate is perfect as an exclusive and secluded private residence, a place of peace and reflection.

Territorial Context
The Sienese Montagnola
The Montagnola Senese is one of the most interesting areas of Tuscany due to the remarkable environmental quality and the presence of a high density of natural, historical and artistic beauties.
The usability is guaranteed by a dense network of paths marked by the CAI, by paths for mountain bikes and bicycles.
La Montagnola is in fact a privileged destination for nature lovers and walkers, and also for lovers of botany, zoology, geology or speleology, mushroom and mineral hunters, as well as architecture and archaeology.
Furthermore, Montagnola is a concentration of castles, parish churches, hermitages and other architectural beauties that no one would imagine encountering. In fact, this area was crossed by the Via Francigena, and has always been conditioned by human activities.
The calcareous nature has given rise to over seventy caves, which make the Montagnola one of the main karst areas in Italy. Karst phenomena also formed the ancient Lake of Santa Colomba, which dried up over a couple of centuries thanks to a gallery of more than 2 km that is still functional and can be traveled on foot.
