“Pietramara” the Farmhouse with lake view in Umbria
“The calm waters of a lake reflect the beauty that surrounds it; when the mind is serene, the beauty of the ego is reflected in it ” (Bsk Iyengar)
A dream project, a stone farmhouse in a unique and unrepeatable position … Pietramara, this is the name of the property, overlooks the peaceful waters of Lake Trasimeno, above the town of Passignano sul Trasimeno, with an exposure to the south west and dominant position from which to enjoy memorable and unforgettable sunsets.
We are in the green heart of the Umbrian hills just 20 km from Cortona, 30 km from Perugia and 120 km from Florence.
The renovation project proposes the conservation in part and a new development of the farmhouse with the use of local sandstone for the cladding of the facades, a material that represents a valuable element and contributes to a harmonious insertion within the natural landscape.
The building as per photorender, will develop on two levels for a total of about 325 square meters.
On the ground floor a large living area which, with open living and dining areas, will culminate in the kitchen; on the same floor there is also a bedroom with bathroom.
On the first floor there will be three bedrooms and three bathrooms.
The property, which will also include a splendid garden with cypress and olive trees and a swimming pool of 10 meters x 4 meters, can provide, on request, an additional annex of about 30 square meters.
An exclusive property that will give unique moments and sensations of relaxation.
SPECIFICATION IN BRIEF
The project provides for the partial demolition of the building on the one hand, and the recovery of parts of it on the other. The intervention, in addition to aesthetic recovery, will guarantee an improvement in structural capacity, thermo-hygrometric well-being and indoor air quality.

The building will not be visible from other medium and long distance views, guaranteeing maximum privacy to future owners.

Territorial Context
Passignano sul Trasimeno (PG)
Passignano sul Trasimeno is the main village on the northern shores of Lake Trasimeno. The inhabited area developed in modern times, between the 16th and 17th centuries, while the suggestive historical center linked to the fortress is of medieval origin and has its roots in even more ancient times.
Often gathered in San Feliciano for the importance of fishing on the local economy, the village looks like a small fishing village stretched towards the shores of the lake and dominated by the Rocca above.
Thanks to the lakeside promenades and the bathing beaches, together with Castiglione del Lago it is an ideal place to better enjoy the Trasimeno.
Ferries to both islands also depart from Passignano, making it a perfect starting point to explore the lake and its treasures.
Territorial Context
Umbria, land of history and nature
The meeting of different stories and cultures has always contributed to shaping the identity of Umbria. One of the smallest regions of Italy preserves the evident traces of its past intact. Holy Umbria, warrior Umbria, green Umbria: all adjectives that describe this land, but that on their own do not manage to enclose its multiple aspects.
Perugia and all other Umbrian cities manage to offer visitors a rich artistic and cultural heritage, immersed in a fascinating landscape. Perugia is a small jewel that slowly opens before the eyes of visitors. The Umbrian town holds artistic and monumental treasures that testify to its rich past and do justice to the cultural primacy of our country.
Assisi is one of the most visited cities in Umbria: San Francesco and Santa Chiara lived here, and these two figures make Assisi the main religious center of the region, a favorite destination for many pilgrims.
Gubbio: The limestone blocks with which Gubbio was built give the village the nickname of “gray city”: it is the oldest center of Umbria which has preserved its medieval appearance both in the buildings and in the streets.
Todi: Elegant medieval city, one of the most fascinating destinations in Umbria, stands austere and melancholic on the top of a hill overlooking the beautiful Tiber valley.
Orvieto and the tuff cliff on which it stands is a significant example of the harmonious integration between nature and human action. This splendid city is the favorite destination for those looking for quality tourism: Orvieto offers its visitors a rich historical, artistic, gastronomic and environmental heritage.
Terni was born in a wide plain where the Serra river and the Nera river meet. It is the classic example of a city open to accepting the challenges of the future, without denying its glorious past. Not far from the famous Cascata delle Marmore, one of the greatest spectacles that nature has.
And again Spoleto, Spello and San Benedetto are just some of the medieval villages to visit in this land so beautiful and fascinating.
