Among the rolling Tuscan hills just 3 km from the town of Terricciola and 7 km from the town of Chianni, a wonderful portion of a farmhouse free on two sides.
Through the pedestrian gate we access the property which shows a large outdoor patio both on the back and on the front, where it is possible to install pergolas or gazebos.
The house is on 2 levels, for a total of 250 m2, and opens onto a large, very bright living area: living/dining room, kitchen with access to the back patio, from which you can easily reach the swimming pool, and service bathroom. The high ceilings with arches and beams, the stone walls painted white and the large windows create a rustic yet modern atmosphere, giving a sense of continuity between internal and external spaces.
The internal stairs lead to the first floor where we find a hallway, 4 bright bedrooms, a large bathroom with shower and an “unfinished” bathroom (still to be completed).
Outside, a large loggia of about 50 square meters awaits us with large openings, where it is possible to admire a fantastic view of the surrounding countryside and the town of Terricciola. The loggia, divided into two areas, can be converted into a small apartment for guests or income, since all the systems have already been set up.
In addition to the garage of about 30 m2, there is also a storage room for garden tools. Instead, the condominium part includes a swimming pool measuring 12 x 6 meters and a smaller pool for children, both equipped with an outdoor shower and a wood-burning oven area with barbecue.
The property is easily reached via a short stretch of dirt road and is located in a hilly position as part of a large farmhouse divided into 4 residential units, each with its own outdoor space.
An ideal place to spend moments of tranquility and relaxation taking advantage of all the comforts, enjoying a spectacular view of the Tuscan countryside while sipping a glass of wine or a coffee and staying close to the main Tuscan villages.

Pisa is a gem protected by mighty medieval walls and gathers its main monuments in Piazza dei Miracoli.

The sea
And then, about an hour away, the sea. An expanse of shades ranging from blue to emerald green, repeatedly celebrated by dozens of European Blue Flags. 90 uninterrupted kilometers of bathing coast, where the quality of water and services for people and tourists is second only to the quality of life. Here you can find very wide sandy beaches, or pebble and rocky coasts where the deep waters ensure incomparable experiences for those who want to wear fins, masks or tanks, or for those who love pleasure boating or deep-sea fishing.
The coast
From Livorno to Piombino there are all the most renowned and well-known names, in Italy and abroad: Marina di Cecina, Marina di Castagneto, Bibbona, Quercianella, Castiglioncello. Here tourism coexists with the rhythms of local life, and it is not difficult to find ports equipped for pleasure boating. In front of this little jewel of Italian tourism and culture, the islands: Elba, Capraia or Giglio, easily reached by ferry and famous for their transparent sea.
