The farmhouse in the green heart of Umbria
“There are few places in a life, maybe even just one, where something happens; after which there are all the other places. ” Alice Munro
“A farm that goes beyond the classic canons, if you are really looking for peace of mind, isolation from noise and any temptation that can distract you from this goal, you must go. Enter the woods, follow the dirt road for a few kilometers, this location will open up before your eyes and you can only exclaim … wow! ”
“A place like this cannot and must not be found immediately, trivially after a bit of asphalt! It is a magical place and it must remain so. As in Avalon, as in the stories of woods and fairies, of wizards and stars. At the end of the road, your heart opens and you understand that thanks to that dirt road you can enjoy the beauty of such a clear place, in every sense ”
These are just some of the many enthusiastic reviews that guests of this property in the green heart of Umbria have left. Testimonials that make you understand the magic of this unspoiled place, a place that can become your next home or your new business.
We are in Piegaro, a very green town in the province of Perugia about 40 minutes from Lake Trasimeno and the historic towns of Umbria such as Assisi and Gubbio.
The farmhouse, surrounded by magnificent forests of holm oaks and oaks, is composed by two stone farmhouses, part of which was an ancient monastic settlement dating back to 1300.
Divided into 6 apartments furnished in rustic style, 3 three-room and 3 two-room apartments and a common area, they offer generous spaces and a high level of living comfort. All apartments have an independent entrance, independent heating and outdoor spaces equipped for pleasant outdoor lunches and dinners. Three apartments have a fireplace in the living room which will make the atmosphere special even in the winter months. The common area also has a fireplace.
And on summer days, customers can enjoy a scenic and refreshing swimming pool of 18 meters x 6 meters with salt chlorinator and an equipped solarium. Next to the pool there is a dry sauna for 4/5 people.
During the day the sounds of the forest become music while at night the silence welcomes the stars that shine in the sky with an intense and magical light.
The farm has over 64 hectares of land owned, of which a part of olive groves with about 500 plants in production, a part of arable land and the rest of wood.
Great attention to water recovery and the water system, upstream of the farmhouse there is a spring from where the water falls by falling into a 10.000 liter container and is then pumped into the buildings. There is also an artificial lake that fills with rainwater used to irrigate the lawns.
10 kW photovoltaic system.
Possibility of developing the company: A possible and interesting development given the position is the start-up of a cultivation of truffles through the implantation of mycorrhized trees. The surrounding area is naturally rich in Scorzone quality truffles and is well suited to this type of cultivation.
There is also an important possibility of extending the volume of the buildings by approximately 200 m3.
The farm can be reached via 5 km of dirt road inside the forest, which can be covered in about 15 minutes by car.
The property is located on the border with the Unesco Biosphere Reserve of Monte Peglia, the junction point between the nature reserves of northern Italy, Europe and southern Italy. An uncontaminated and unique place where nature is the undisputed protagonist.

Territorial Context
Umbria, land of history and nature
The meeting of different stories and cultures has always contributed to shaping the identity of Umbria. One of the smallest regions of Italy preserves the evident traces of its past intact. Holy Umbria, warrior Umbria, green Umbria: all adjectives that describe this land, but that on their own do not manage to enclose its multiple aspects.
Perugia and all other Umbrian cities manage to offer visitors a rich artistic and cultural heritage, immersed in a fascinating landscape. Perugia is a small jewel that slowly opens before the eyes of visitors. The Umbrian town holds artistic and monumental treasures that testify to its rich past and do justice to the cultural primacy of our country.
Assisi is one of the most visited cities in Umbria: San Francesco and Santa Chiara lived here, and these two figures make Assisi the main religious center of the region, a favorite destination for many pilgrims.
Gubbio: The limestone blocks with which Gubbio was built give the village the nickname of “gray city”: it is the oldest center of Umbria which has preserved its medieval appearance both in the buildings and in the streets.
Todi: Elegant medieval city, one of the most fascinating destinations in Umbria, stands austere and melancholic on the top of a hill overlooking the beautiful Tiber valley.
Orvieto and the tuff cliff on which it stands is a significant example of the harmonious integration between nature and human action. This splendid city is the favorite destination for those looking for quality tourism: Orvieto offers its visitors a rich historical, artistic, gastronomic and environmental heritage.
Terni was born in a wide plain where the Serra river and the Nera river meet. It is the classic example of a city open to accepting the challenges of the future, without denying its glorious past. Not far from the famous Cascata delle Marmore, one of the greatest spectacles that nature has.
And again Spoleto, Spello and San Benedetto are just some of the medieval villages to visit in this land so beautiful and fascinating.
