The Fort of Montecatini Val di Cecina
“There are places that you breathe and feel yours. Like those people who, even if you’ve never met, you’ve always known.”
A few steps from Volterra, in an uncontaminated landscape, on the top of a hill, a wonderful Fort built in 1613 to partially recreate the silhouette of the Montecatini Val di Cecina tower. In the past the property was part of a large agricultural farm maintained by a single family unit.
The Fort includes:
The imposing manor house has a unique structure with original buttresses and extends over about 430 square meters. On the ground floor there is a kitchen area, a large living room, a bathroom, another living room, a small church and a technical room. Continuing on the first floor, accessible from both an internal staircase and a double external staircase, we find the main entrance through a large living room with fireplace, kitchen area, 4 large bedrooms and two bathrooms. The external staircase leads to the attic floor, consisting of rooms and attics with habitable heights for a total of 6 rooms with a small terrace, ideal for obtaining other habitable spaces.
The villa is in good condition and the interior is characterized by original material typical of the area, such as terracotta, beams and joists and wooden frames, but it needs some renovations.
There is a connection to the municipal aqueduct and all systems are functioning.
In the immediate vicinity of the main villa there is an annex (with important volumes to be restored) developed on two floors for a total of 280 square meters. composed in the basement by storage rooms, while on the ground floor by an apartment with kitchen, large living room, bedroom and bathroom.
There are other small warehouses and a garage which are part of the property.
The property is surrounded by about 2 hectares of land with fruit trees and an olive grove. It is possible to expand it with another contiguous flat land up to 5/6 hectares for any horse racing or / and recreational activities.
In front of the Fort we find a shed of about 400 square meters (ideal for a tourist facility or farm), currently used for agricultural purposes, which can be purchased separately and of which it is possible to request the transformation of the volumes according to the needs of future buyers. by making a joint request. If the shed is not of interest to the future buyer, the owner assumes the burden of demolition at his own expense.
The view over the hills up to Volterra is truly incomparable, a magnificent Tuscan landscape with rolling hills, cypresses and wheat fields.
Il Forte can be reached through 1 km of dirt road in good condition, guaranteeing the right privacy, but at the same time not far from other houses making the area safe and not too isolated.

Montecatini Val di Cecina
Montecatini is located in the hills of the Val di Cecina, a few kilometers from the city of Volterra. Formerly known as Monte Leone (Castrum Montis Leonis). The history of Montecatini is intimately linked to the nearby copper mines of Caporciano – which became the largest in Europe in the 19th century – known and exploited since the Etruscan era and active until the early 1900s. Walking through the alleys of the historic center, you immediately notice the square dominated by the Castle and the imposing Belforti Tower (from the 11th century), the Romanesque Church of San Biagio and the fourteenth-century Palazzo Pretorio, now home to the Documentation Center and an integral part of a circuit that includes the mining site of Caporciano.
And then, not far away, the sea. An expanse of shades ranging from blue to emerald green, repeatedly celebrated by dozens of European Blue Flags. 90 uninterrupted kilometers of coast for bathing, where the quality of water and services for people and tourists is second only to the quality of life. Here you can find very wide sandy beaches, or coasts of gravel and rock where the deep waters ensure unparalleled experiences for those who want to wear fins, masks or cylinders, or for those who love pleasure boating or deep-sea fishing.
From Livorno to Piombino there are all the most renowned and well-known names in Italy and abroad: Marina di Cecina, Marina di Castagneto, Bibbona, Quercianella, Castiglioncello. Here tourism coexists with the rhythms of local life, and it is not difficult to find ports equipped for pleasure boating. In front of this small jewel of Italian tourism and culture, the islands: Elba, Capraia or Giglio, easily reachable by ferry and famous for their transparent sea.
