The house in the village
“There are places you don’t visit: you experience them. And once you’ve experienced them, they stay with you.”
When I first set foot in this historic residence, nestled among the narrow streets of Rosignano Marittimo, I immediately sensed it was a special place. Not only for the timeless charm of the surrounding medieval village, but also because this house tells a story. And I immediately imagined it as a home that could welcome guests from around the world, a boutique B&B brimming with character, experiences, and authenticity.
The house is spread over three levels, each with its own private entrance. As it stands, it’s ready to become a guesthouse: four double bedrooms, spacious common areas, authentic architectural details, warm materials, and a welcoming atmosphere.
But the real treasure? The two thousand-year-old caves carved into the rock. Incredible spaces, which I imagined as themed rooms, a small spa carved into the rock, or a cellar for tasting wines and local products. Places that leave a lasting impression, capable of transforming a stay into an unforgettable experience.
What makes this property so unique:
- Total flexibility: With three entrances and several independent spaces, the house can easily be divided into mini-apartments or independent rooms, while maintaining private spaces for staff or management.
- Ready to move into: The renovation was done with care. Parquet flooring, underfloor heating, custom-made furnishings… no need to intervene immediately, you can start tomorrow.
- Postcard-perfect location: You’re in the heart of the village, just steps from traditional restaurants, panoramic views, and the scent of the sea. It’s the kind of location that those seeking an “authentic Tuscan experience” dream of on Instagram.
Here, tourism demand never stops. In summer, there’s the sea of the Etruscan Coast, but even out of season, cyclists, hikers, food and wine lovers, and culture enthusiasts flock here. And then there is growing international tourism, thanks to the proximity to Pisa (airport less than 40 minutes away), Castiglioncello, Bolgheri, Volterra… and even the Buddhist center of Pomaia, which attracts guests from all over Europe.
All this translates into a large, diversified catchment area and a strong opportunity to position itself in a premium segment, thanks to the uniqueness of the property and the experiences it can offer.
A property for those seeking an authentic investment, with a strong identity and a story to tell. For industry professionals who want to differentiate themselves with a “real” experience, not just a run-of-the-mill vacation rental. For international buyers fascinated by the less touristy Tuscany of artisan workshops, rolling hills, and authentic people.

Rosignano Marittimo
Rosignano Marittimo is nestled in the rolling hills of Livorno, at the northern end of the Alta Maremma, overlooking the Tyrrhenian Sea. A village with a long history and ancient medieval tradition, as can be appreciated by visiting the oldest areas, such as the castle and fortress.
The name likely derives from the Roman baptismal name “Rasinius.” During the Middle Ages, several domains of the Della Gherardesca family were located here; belonging to Pisa since the 10th century, Rosignano soon became home to a castle, which later became the seat of the Florentine Podestà. Subsequently, Rosignano Marittimo became a hunting lodge for the Medici family, and later became part of the Captaincy of Livorno.
Perhaps the most important years for Rosignano were the 1910s. The Belgian industrialist, entrepreneur, politician, and philanthropist Ernest Solvay had begun the industrial production of sodium bicarbonate at a young age. Tourism and the soft drinks industry are the main sources of income in Rosignano Marittimo.
Rosignano Marittimo, with the village of Castiglioncello and the Spiagge Bianche (White Beaches), is a popular destination year-round. In the summer, various events and festivals enliven the town.
Among the annual events, the Castiglioncello Festival, Inequilibrio Festival, with national and international dance performances, and the grand August show choreographed by Micha Wan Hoche, stand out. Another important event is the Castiglioncello-Costa degli Etruschi Literary Prize, with a literary and philosophical section, hosted at the Pasquini Castle in September and February, respectively.
In the Polveroni area of Vada, the Sagra di Vada sull’Aia takes place in June. It’s an excellent opportunity to enjoy traditional Tuscan cuisine, which here blends with seafood. Frogs’ legs are the star of the Sagra del Ranocchio (Frog Festival). Another lively time of year for Rosignano Marittimo is during the holidays between April 25th and May 1st, when the town’s most popular green space, Monte Pelato or Poggio Pelato, fills with people hiking its trails and paths; there’s also no shortage of off-road vehicle rallies.

The Sea
The nearest seaside resorts are Castiglioncello and Rosignano Solvay.
Castiglioncello: An ancient Etruscan village, Castiglioncello dominates a small promontory that forms the last spur of the Livorno Mountains. An internationally renowned tourist destination, affectionately dubbed by some as the “pearl of the Tyrrhenian Sea,” Castiglioncello possesses a lasting charm. Red cliffs overlooking the sea, sheltered bays, beaches and coves lapped by clear waters, and a splendid pine forest that has inspired artists, painters, writers, and poets, Castiglioncello knows how to welcome its visitors.
The “whitest white”: Rosignano and its white beaches, just a few minutes’ drive from Castiglioncello.
This is Rosignano Solvay, named after the historic Solvay factory that has employed hundreds of people here since the early 1900s. But beyond its name, this company, which produces—among other products—bicarbonate, has left its mark on the area, transforming the landscape and making it completely different from the rest of Tuscany.
In fact, along the stretch of coast near Solvay, the sand is so white it feels like being in the Caribbean. The effect is incredible: the turquoise sea foams on the soft white sand, creating a contrast with the green dunes covered in vegetation.
From Livorno to Piombino, you’ll find the famous names of the following picturesque Italian towns: Marina di Castagneto, Bibbona, Quercianella, Marina di Cecina, and Baia di Baratti. In these places, tourism coexists beautifully with the pace of local life, and it’s not difficult to find ports equipped for pleasure boating. Furthermore, the beautiful island towns of Elba, Capraia, and Giglio, famous for their many kilometers of beaches and transparent waters, are easily accessible by ferry.
