The little tuscan dream in Riparbella
SOLD
“Hills of Tuscany with their famous estates, villas, villages which are almost cities, in the most moving countryside that exists”
(Fernand Braudel)
When you imagine a house in Tuscany, you immediately think of a stone built farmhouse on the hill with view on the valley, a beautiful and refreshing swimming pool, a personal olive grove and vineyard, the sea nearby and the small, charming medieval villages. This property encloses all the elements of the Tuscan dream at a truly unique price.
A farm dating back to the early 1900s, partly in stone and partly in classic masonry of the time, stands with a panoramic view of the surrounding hills. Access from the main road is via a private gate signaled by a majestic cypress, as if it were the guardian of the entire property, after a row of blooming oleanders that naturally indicate the route.
The knowledgeably restored house has kept the typically Tuscan characteristics that give the property a touch of stylish personality and character.
There are many outdoor and indoor spaces where you can enjoy the magical and intense moments that Tuscany offers with its seasons; every day the nature of this place shows always different and exciting colors.
On the ground floor you access from the main entrance to a large room used as a hall. In front of the entrance there is the staircase leading to the sleeping area, on its right it adjoins the garage, the utility room and the bathroom while on its left a door lead to the dining room which in turn adjoins a large living room and the kitchen; the whole area has French windows that give access to the garden facing the pool side.
On the first floor, having reached a staircase made of travertine steps, you find a large balcony that serves as a hallway for four rooms. One room is a double bedroom with a private bathroom and parquet, other two have an adjoining bathroom and the last one can be used as a study or as a fourth double bedroom; two bedrooms and the bathroom including the hallway open onto a balcony with a panoramic view.
The house is equipped with heating (radians on the walls) powered by both LPG and thermal solar panels which introduce heated water into the radiant circuit; there is also a pellet stove and the possibility of obtaining a fireplace.
All the fixtures are made of wood, with double glazing and aluminum mosquito nets; part of the ceilings is in rafters and terracotta bricks, while the separation of the spaces in the living area is highlighted by exposed brick arches.
The property also includes a beautiful garden with an inground pool heatable in winter, and about 2 hectares of land which include:
– about 150 olive trees in production (with the olive press located about 500 meters from the building),
– 3,000 square meters of vineyard for personal production
– cellar as tool shed
– guest house or additional warehouse
– utility room used for storing the swimming pool equipment
– free land for growing vegetables
The beautiful beaches of the Etruscan Coast are just 12 km away and the charming medieval villages are just a few minutes away by car.

Territorial Context
Riparbella
The small and lovely village of Riparbella it is just a few kilometers from the coast, but it is nestled among vineyards and olive groves. The town is undoubtedly influenced by all the strength of the sea, with its scents of Mediterranean scrub and its climate, but at its heart you can breathe the air of the hills, which since time immemorial have been the safe home of ancient populations that have seen in this area the ideal place to establish their lives.
The remains of the Etruscan civilization that have been found in the area tell us of a population that, already in 600 BC, had discovered the pleasure of the genuine products of this land. Wine amphorae of these historical inhabitants, proof of the rural vocation of the area, have reached us more than anything else in their settlements.
Even today, this dedication to the earth has not been lost: the farms of Riparbella produce some of the best wines of the territory, as well as an exquisite olive oil. On the tables there are dishes that narrate this corner of Tuscany, which undoubtedly prefers the tasty flavors of the game meat.
Visiting Riparbella you have to see of course its woods and countryside, using the nature trails to be covered on foot, on horseback, by mountain bike, but you cannot do without a walk in the historic center. The narrow streets, of medieval origin, pass among the old houses built around the castle and among historic buildings and pretty churches.
