“We must be absolutely modern” (Arthur Rimbaud)
A dense and lush pine forest overlooks the fine sandy beach and the azure waters of the Tyrrhenian Sea, where the seven major islands of the Archipelago are the setting for unique sunsets.
Green in profusion, generous and wild nature, Punta Ala is a real natural jewel.
The air you breathe here is of refined beauty.
In this context, only 800 metres from the beach, a beautiful and modern villa will rise, characterised by large and bright windows that will reflect the external vegetation, creating a further green living room inside the house.
The villa will have a private garden, with lawn and pine trees and a car park, and will be completely enclosed by a thick hedge to ensure maximum privacy to its guests.
The project includes two floors above ground and a basement for services (cellars, laundry, technical rooms).
Inside we will find 4 large bedrooms all with bathroom, two on the ground floor and two on the first floor and another guest bathroom.
The bathroom of the main room will be distinguished by the bow-window that will house a large bathtub with adjustable shower heads where you can relax in the warm water while admiring the outdoor landscape and the green of the pine woods.
From both rooms on the first floor it will be possible to access the elegant solarium with wooden flooring, mini-swimming pool and relaxation area.
On the ground floor there is a kitchen, a living room with a fireplace with an original glass hood inserted inside the window and a porch with a pergola for dining outside.
The wooden floors will characterise the interior and exterior of the house.
In the design of this villa, refinement, brightness and comfort are combined with modernity and new technologies.
Particular attention was paid to the study of the microclimate of the dwelling with floor heating and hydraulic cooling.
The bright “bioclimatic greenhouse” of the living room will provide solar heat accumulation in winter, while in the summer the screening of the windows will ensure the natural ventilation of the premises.
Extreme attention was also paid to energy saving and to the quality of the rooms, choosing for this project aluminium thermal break frames, in addition a thermal insulation will be used for the roof and vertical walls, specially designed so as not to have thermal bridges.
Possibility of being able to build a small swimming pool or a solarium area with Jacuzzi.
In addition to the enchanting sea, beaches and beautiful pine forests and woods of oaks and cork oaks, Punta Ala boasts exclusive infrastructures of the highest level, such as the Golf Club, immersed in the Maremma with views of the Gulf, and the Marina, point of reference for pleasure boating.
